  • Prequalify for a loan.
    We are happy to report all 81 Bella Riviera workforce housing homes have been sold to employees. If you are a full time employee and would like to get your name onto the waitlist to purchase a home, then you will need to provide us with a pre-qualification letter that is no older than 30 days. Please be aware to own a Bella Riviera home you are not eligible at any point to own any other real property. **Please review the Bella Riviera Professional Housing Waitlist Policy & the VRE Professional Housing Sale Purchase Process.** You will need to meet with a lender of your choice to pre-qualify for a home loan.

    Cottage Health is a member of the Coastal Housing Partnership, a non-profit network of service providers who offer home-buying resources and savings to our employees. They can assist with resources for finding a lender for your Bella Riviera pre-qualification letter, seminars on the home buying process and refinancing a mortgage.     • If you are intending to use the Mortgage Assistance Program (MAP) loan then you will need to get pre-approved with a lender that will work with Cottage Health. Additionally, if using the MAP loan you will need to have 5% down, credit score over 620, and this must be a first-time purchase of a primary residence in Santa Barbara county.
  • Tour your new home.
    When a Bella Riviera home becomes available you will be contacted by Cottage Health Benefits to schedule a tour. There is the potential that more than one employee on the waitlist will also be invited to do a tour due to each individuals readiness to purchase a home.
  • Sign your purchase contract.
    Bring the required documentation, including your formal prequalification letter, to your appointment. Your Bella Riviera Sales Associate will give you a comprehensive overview of the purchase documents. Come prepared to be informed!
  • Review Seller Disclosures and Preform Buyer Investigations
    This is done once you enter into excrow after signing the purchase contract. It is the Buyer's chance to inspect the home and gather information to make sure everything is functional and it working order and find out any additional details the current owner might have.
  • Apply for your home loan.
    Now that you’ve signed the purchase contract, you can submit your final loan application to your mortgage lender. Proof of loan approval will be required at the execution of your home purchase contract.
  • Sign your escrow documents.
    When your escrow documents have recorded and your loan has funded, your new home at Bella Riviera is yours!
  • Move in!
    Use our Move-In Checklist for helpful suggestions to prepare and help you to enjoy moving day. This is it… the moment that you come home to Bella Riviera.
